Key Responsibilities
- Site Acquisition & Expansion: Conduct proactive market research, site assessments, and feasibility analyses to identify and secure prime locations across target retail districts.
- Lease Negotiation & Review: Lead rental renewals, rent reviews, and tenancy document drafting; secure favorable commercial terms and optimal lease structures for the group.
- Landlord & Industry Networking: Cultivate strong relationships with major property developers, landlords, and real estate agencies to secure early access to top-tier commercial spaces.
- Cross-Departmental Delivery: Coordinate closely with internal fit-out, store design, and retail operations teams to ensure new store openings and refurbishments remain on schedule and within budget.
- Portfolio & Budget Management: Prepare accurate rental forecasts, financial budgets, pipeline updates, and strategic market reports for executive leadership.
- Ad-Hoc Strategic Initiatives: Support the Head of Business Development on specialized commercial projects and portfolio optimization strategies.
Candidate Profile
- Education: Bachelor’s degree in Business Administration, Real Estate, Surveying, or a related discipline.
- Experience: Minimum 5 years of hands-on experience in retail leasing, site selection, and tenancy administration. Direct experience managing a sizable portfolio of chain stores is strongly preferred.
- Industry Knowledge: In-depth understanding of local retail leasing procedures, legal tenancy terms, and landlord negotiation dynamics.
- Soft Skills: High-energy, self-motivated, and result-oriented with top-tier negotiation, presentation, and interpersonal communication skills.
- Technical Skills: Proficient in Microsoft Office suite and Chinese word processing.
- Languages: Excellent command of written and spoken English and Cantonese; proficiency in Mandarin is a definite advantage.
