The Role
An opportunity has become available for an experienced Senior Property Manager to take ownership of a well-maintained portfolio of approximately 130 properties, all within the eastern suburbs of Adelaide. This is a true end-to-end role (excluding trust accounting) suited to someone who thrives on managing their own portfolio with autonomy, accountability and a high level of professionalism.
Duties & Responsibilities
- Manage a residential portfolio from start to finish with minimal handover
- Build and maintain strong, long-term relationships with landlords and tenants
- Handle all aspects of tenancy management including lease preparation and renewals
- Conduct routine, entry and exit inspections
- Oversee maintenance requests and liaise with contractors
- Manage rental arrears and debtor control
- Ensure compliance with the SA Residential Tenancies Act and relevant legislation
- Maintain accurate records and documentation across the portfolio
Skills & Experience
- Minimum 3 years’ experience in residential property management
- Proven ability to manage a portfolio independently, end-to-end
- Strong working knowledge of SA Residential Tenancies legislation
- Highly organised with excellent attention to detail
- Confident communicator with a professional and relationship-focused approach
- A team player who contributes positively to a high-performing culture
- A genuine passion for property management and delivering quality service
