Responsibilities
- Guide prospective tenants through the application process for Section 8 and other housing assistance programs, providing clear explanations of eligibility criteria and program requirements.
- Conduct thorough tenant screenings, including background checks, income verification, and assessment of individual needs related to mental health or addiction challenges.
- Facilitate negotiations between tenants and landlords to secure lease agreements that comply with Fair Housing regulations, HUD guidelines, LIHTC policies, and local landlord-tenant laws.
- Provide crisis intervention and case management support for clients experiencing homelessness or high-risk situations, utilizing motivational interviewing and crisis management techniques.
- Maintain detailed records of client interactions, leasing activities, and compliance documentation using property management tools and Microsoft Office applications.
- Collaborate with social services agencies, mental health providers, addiction counselors, and community organizations to coordinate comprehensive support for clients.
- Educate clients on their rights under Fair Housing laws and assist them in overcoming barriers related to cultural diversity or underserved backgrounds.
Qualifications
- Proven experience working with individuals from underserved communities, including those experiencing homelessness or mental health conditions.
- Strong knowledge of landlord-tenant law, Fair Housing regulations, HUD policies, LIHTC programs, and housing assistance initiatives such as Section 8.
- Excellent client communication skills with the ability to build trust through motivational interviewing and empathetic listening.
- Skilled in negotiation, crisis intervention, crisis management, and working effectively with high-risk populations.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and property management tools for recordkeeping and reporting purposes.
- Ability to work with culturally diverse communities while demonstrating sensitivity to different backgrounds and experiences.
- Experience in social work or social services environments is highly desirable.
- Strong organizational skills with attention to detail in case management documentation and compliance tracking.
