- Develop annual and multi-year capital plans across a national portfolio.
- Conduct property inspections and deferred-maintenance analysis.
- Lead reserve planning, capital prioritization, and cash-flow forecasting.
- Lead construction and CapEx diligence on acquisitions.
- Develop and validate scope, estimate costs, and underwrite renovation budgets.
- Prepare executive summaries identifying major risks and capital exposure prior to acquisition.
- Direct value-add, unit renovation, and capital projects from scope definition through closeout.
- Manage complex insurance restoration projects.
- Source, qualify, and award competitive bids, negotiate pricing and contracts.
- Manage contractor and consultant performance.
- Build and maintain a reliable vendor bench across key markets.
- Prepare, manage, and track project budgets.
- Identify and mitigate risk.
- Build the systems that run the capital programs.
- Develop and improve departmental infrastructure.
- Standardize how field condition data is captured.
- Produce portfolio-level capital summaries and prepare executive reports.
- Recruit, hire, onboard, train, and mentor project managers and coordinators and build out the construction department.
Experience/Knowledge: - 8-12 years’ experience in construction management.
- Proven track record managing multiple projects across multiple properties, markets, or states simultaneously.
- Demonstrated ownership of CapEx planning and renovation underwriting.
- Strong cost-estimating and budgeting skills.
- Advanced Excel modeling and use of evolving AI tools.
- The ability to read and interpret construction drawings, scopes of work, contracts, budgets, schedules, and inspection reports.
- A sound understanding of construction law and contracts.
- Excellent communication skills.
- Willingness to travel regularly to properties and project sites.
- Familiarity with Yardi, MRI, Procore, Bluebeam, Microsoft Project, Excel, or similar construction / project management and accounting systems.
