Development Service Coordinator

THE TEAM YOU WILL BE JOINING

• Join the Development Services team of a growing municipality in the greater Charlotte region.

• Report directly to the Development Services Manager and work alongside a dedicated administrative professional.

• Support a growing pipeline of residential subdivisions, commercial developments, rezonings, and infrastructure projects.

• Partner with developers, engineers, contractors, property owners, City departments, and regulatory agencies.

WHY THIS ROLE IS IMPORTANT

• The municipality is experiencing increased residential and commercial development driven by continued regional growth.

• This newly created position will expand the professional Development Services team and provide greater coverage for a growing project pipeline.

• You will serve as a primary technical contact for private development projects from initial conversations through construction completion and final closeout.

• Your work will help protect public infrastructure, natural resources, floodplains, and protected watershed areas while supporting efficient development.

• You will help establish new processes, regulatory precedents, and standards related to stormwater runoff and future land development.

• The role requires someone who can interpret development codes confidently, navigate situations without clear precedent, and stand firm on regulatory requirements.

THE BACKGROUND THAT FITS

• Bachelor’s degree in Planning, Civil Engineering, Engineering Technology, Construction Management, Geography, Public Administration, or a related field with at least three years of relevant experience.

• Associate degree in a related field with at least five years of progressively responsible experience may also be considered.

• Experience reviewing civil site plans, subdivisions, grading, utilities, stormwater systems, erosion control measures, transportation improvements, or similar land-development projects.

• Ability to read and interpret civil engineering plans, topographic maps, floodplain designations, development codes, and municipal ordinances.

• Experience in municipal planning, zoning administration, development permitting, engineering support, construction administration, or site inspections.

• Confidence communicating regulatory decisions and addressing difficult conversations with developers, engineers, and contractors.

• Ability to adapt quickly, manage competing priorities, and make sound decisions when precedent is limited.

• Basic GIS experience, including Esri tools, attribute tables, and map generation, is preferred.

• Experience with Bluebeam or similar plan-review software is beneficial.

• Exposure to development sureties, bonds, letters of credit, or project closeout processes is preferred.

• Candidates from smaller municipalities who have managed a broad scope of planning, zoning, permitting, and development responsibilities are strongly encouraged to apply.

• Earlier-career candidates may be considered when they have meaningful internship experience and direct involvement in complex development projects.

• Valid North Carolina driver’s license and the ability to obtain relevant job-related certifications are required.
