Apply directA growing development company is looking to appoint a Junior Quantity Surveyor to support the commercial delivery of a major residential development in Tullamore. This is a site-based position offering hands-on involvement across the commercial side of a substantial, multi-phase development.
The overall development will deliver approximately 200 new homes across multiple phases, with a mix of semi-detached, terraced and detached properties. The wider masterplan also incorporates community facilities and significant supporting infrastructure.
Alongside the residential construction, the project includes estate roads, drainage networks, footpaths, public lighting, landscaping, parking areas and utility connections, providing excellent exposure across both building and infrastructure works.
The Junior Quantity Surveyor will support the day-to-day commercial management and reporting of the development, working closely with an experienced Senior Quantity Surveyor/Commercial Manager. There will be strong ongoing support and guidance, with the opportunity to gradually take on greater commercial responsibility as your experience develops.
With approximately two years remaining on the current phase, alongside further planned phases and future developments, this is a strong opportunity for an ambitious Quantity Surveyor looking to build their experience on the developer side and establish a long-term career within a growing organisation.
Salary & Benefits

Responsibilities
- Assist with commercial management of the residential development
- Support project cost control, budgeting and financial reporting
- Prepare valuations, payment applications and supporting documentation
- Assist with subcontractor procurement, accounts and variations
- Monitor site progress, materials and commercial project information
- Support ongoing cost forecasting and project reporting activities
- Liaise closely with site, design and commercial teams
- Assist with final accounts and commercial record keeping
Requirements
- Degree in Quantity Surveying or closely related discipline
- Approximately one to three years’ Quantity Surveying experience in Ireland, ideally on residential projects
- Residential construction experience would be particularly advantageous
- Developer, contractor or consultancy backgrounds will be considered
- Good understanding of construction costs and commercial processes
- Strong numerical, analytical and Microsoft Excel capabilities
- Excellent communication, organisation and attention to detail
