• Responsible for analyzing real estate asset performance, manages project budgets and forecast costs.
• Support strategic decisions by integrating financial data from development, construction, and operations.
• Strong Excel, modeling, reporting, and collaboration skills to optimize profitability and identify risks for stakeholders.
• Key duties involve budget oversight, variance analysis, construction draw management, financial modeling for acquisitions/dispositions, and reporting on KPIs like NOI, cash flow, and ROI.
• Financial Modeling & Forecasting: Build and maintain pro formas for development, acquisitions, and operations; forecast revenue, expenses, NOI, and capital needs.
• Budget & Cost Management: Develop and monitor construction budgets, analyze contract costs, manage change orders, track project expenditures, and ensure cost efficiency.
• Performance Analysis: Analyze asset performance, compare against benchmarks, identify trends, and provide recommendations for savings or income opportunities.
• Reporting & Communication: Prepare monthly/quarterly reports, variance analysis, and presentations for management and investors, ensuring clear communication across teams.
• Stakeholder Collaboration: Work with property managers, construction teams, accounting, lenders, and executives to align financial strategy and manage draws/reserves.
• Asset Lifecycle Support: Provide financial insights for all stages, from pre-construction planning (estimating, bidding) through post-stabilization asset management.
• Technical: Expert-level Excel, financial modeling, and BI tools.
• Analytical: Strong ability to analyze financial data, identify discrepancies, and provide actionable insights.
• Industry Knowledge: Understanding of real estate development cycles, property management operations, construction accounting, and investment analysis.
• Soft Skills: Excellent communication (written/verbal), presentation, problem-solving, initiative, and teamwork.
• Education: Bachelor's degree in Finance, Accounting, or a related field.
• Comp: $100-140K DOE
