Gi Group are looking for a Registered Architect / Assigned Certifier to join a growing residential development team based in the Midlands.

​Role Overview
​You will play a central role in driving the design, coordination, planning, technical execution, and statutory oversight of large-scale residential housing projects across Ireland.

Functioning as both a Design Architect and Assigned Certifier under BCAR, you will ensure projects progress smoothly from initial concept and planning through to final certification and completion, all while maintaining full compliance with Irish Building Regulations, planning conditions, and industry standards.

​Key Responsibilities

• ​Architectural Design & Project Execution
• ​Create and manage architectural designs for extensive residential projects, including housing developments, duplexes, apartments, and mixed-use schemes.
• ​Produce comprehensive packages for planning, tender, detailed construction, and technical drawings.
• ​Align site layouts, unit designs, streetscapes, boundary details, and overall planning with local authority requirements.
• ​Ensure every design complies fully with Irish Building Regulations (Parts A–M).

​BCAR & Assigned Certifier Duties

• ​Serve as the Assigned Certifier per Building Control Amendment Regulations (BCAR).
• ​Formulate and oversee detailed Inspection Plans across all residential projects.
• ​Schedule and conduct site inspections through all construction phases.
• ​Collect, review, and track ancillary certificates from external consultants, sub-contractors, and specialist vendors.
• ​Maintain complete compliance archives and inspection logs.
• ​Manage submissions for Commencement Notices and Certificates of Compliance on Completion.
• ​Engage directly with Building Control Authorities to handle queries or clarification requests.
• ​Verify CE certifications, Declarations of Performance (DoP), and standard documentation for specified materials and construction systems.

​Technical Coordination

• ​Collaborate closely with civil/structural engineers, fire safety consultants, BER assessors, utility providers, and specialized consultants.
• ​Evaluate sub-contractor and supplier technical submissions alongside construction details.
• ​Help on-site teams resolve technical queries and compliance challenges.
• ​Maintain clear alignment across architectural, structural, and civil engineering drawings throughout the project lifecycle.

​Site Inspections & Construction Guidance

• ​Conduct routine site visits throughout construction.
• ​Verify that build quality aligns with approved drawings and project specifications.
• ​Flag any non-compliant work and direct the necessary corrective measures.
• ​Offer continuous technical support to site management and construction teams.
• ​Assist in managing project completion and formal handover procedures.

​Candidate Requirements

• ​Professional Registration: Must be an RIAI Registered Architect with at least 3 to 5+ years of post-registration experience.
• ​Regulatory Expertise: Deep understanding of Irish Building Regulations, BCAR procedures, and Irish residential construction standards.
• ​Track Record: Hands-on experience working as a Design Architect, Project Architect, or Assigned Certifier on residential projects.
• ​End-to-End Delivery: Proven ability to bring residential builds from planning and detailed design all the way through construction to completion.
• ​Technical Proficiency: Strong skill set in technical detailing, construction methods, and building systems, including timber frame, masonry, and modern methods of construction.
• ​Project Scope: Prior experience working on large scale housing estates and apartment schemes.
• ​Software Skills: Highly proficient in AutoCAD, Revit, and BIM workflows.
• ​Soft Skills: Clear communication abilities and strong organizational habits.
