Maintenance Manager - Hospitality
Location: Southampton, Hampshire
Salary: £40-45K DOE
We are working with a growing hospitality group to recruit an experienced Maintenance Manager to take ownership of its maintenance operation across a varied portfolio of properties.
This is an exciting opportunity for a senior maintenance or facilities professional to make a real impact. The business is developing a more structured and proactive approach to property maintenance, and this role will play a key part in putting effective systems, processes and standards in place.
About the Role
Reporting to senior management, you will take overall responsibility for the maintenance function, working closely with management and operational teams across the property portfolio.
A key focus will be moving the business towards a more planned and preventative maintenance model, reducing reliance on reactive repairs and ensuring properties, equipment and facilities remain safe, compliant and operating effectively.

About the Role
Reporting to senior management, you will take overall responsibility for the maintenance function, working closely with management and operational teams across the property portfolio.
A key focus will be moving the business towards a more planned and preventative maintenance model, reducing reliance on reactive repairs and ensuring properties, equipment and facilities remain safe, compliant and operating effectively.
Your responsibilities will include:
- Taking overall responsibility for maintenance across a multi-site property portfolio.
- Developing and implementing effective PPM systems and maintenance schedules.
- Establishing structured asset management, servicing and maintenance records.
- Ensuring statutory testing, inspections and certification are completed within required timescales.
- Carrying out regular site inspections, identifying priorities, risks and opportunities for improvement.
- Overseeing planned and reactive maintenance activity.
- Managing contractors and specialist suppliers, ensuring work is completed to the required standard and represents value for money.
- Managing maintenance budgets, purchasing and expenditure.
- Identifying recurring issues and implementing longer-term solutions.
- Supporting refurbishment, improvement and capital expenditure projects.
- Producing maintenance and KPI reports to support senior management and drive continuous improvement.
We're looking for someone who is practical, organised and commercially aware, with the confidence to take ownership of a multi-site maintenance function.
You should have:
- Previous experience in a Maintenance Manager, Facilities Manager or similar senior role.
- Experience within hospitality, hotels, facilities management or a multi-property environment.
- Strong knowledge of building maintenance and building services.
- Experience developing or managing planned preventative maintenance programmes.
- Good knowledge of statutory compliance and health & safety requirements.
- Experience managing contractors, suppliers and maintenance budgets.
- Strong leadership, planning and organisational skills.
- Excellent problem-solving skills and the ability to manage competing priorities.
- A proactive and hands-on approach.
- Good communication skills and the ability to work effectively with operational teams and senior management.
- A full UK driving licence and flexibility to travel regularly between properties.
