Contract: ASAP to 26 February 2027
Rate: $69.89 per hour + super
Working arrangement: Initially onsite, transitioning to hybrid
Essential requirement: Current White Card

About the Role
 
We are seeking an experienced Property Asset Officer to support the delivery of maintenance programs across a residential property portfolio.
 
You will undertake field inspections, identify maintenance requirements, prepare scopes and estimates, monitor work in progress and verify that contractors have completed work in accordance with required standards and contract conditions.
 
Key Responsibilities

• Inspect occupied and vacant properties to identify maintenance and upgrade requirements.
• Prepare accurate scopes of work, office estimates and maintenance recommendations.
• Develop and manage planned maintenance programs using Property Assessment Survey data and local property knowledge.
• Contribute to the development and sequencing of quarterly programs of work.
• Arrange maintenance activities and monitor their progress through to completion.
• Conduct work-in-progress and final inspections to confirm quality and compliance.
• Review contractor quotations and support negotiations where required.
• Monitor contractor performance and address quality, delivery or compliance concerns.
• Develop action plans to resolve incomplete, defective or non-compliant work.
• Prepare scopes for disability modifications and other specialist works in consultation with Occupational Therapists and relevant professionals.
• Maintain accurate inspection records, reports and follow-up actions.
• Ensure work complies with the Building Code of Australia, relevant housing standards, organisational policies and contract requirements.
• Report emerging risks and issues to management and recommend improvements to asset program delivery.
• Build constructive working relationships with contractors, tenants and internal stakeholders.

About You
You will ideally have:

• A building trades, construction, property maintenance or asset management background.
• Experience inspecting residential properties and identifying maintenance requirements.
• Experience preparing scopes of work, estimates or contractor work orders.
• Project or program management experience within a building, maintenance or property environment.
• Knowledge of the Building Code of Australia and relevant construction standards.
• Experience administering maintenance contracts and monitoring contractor performance.
• The ability to assess workmanship and identify defects or non-compliance.
• Strong reporting, record-keeping and problem-solving skills.
• Confidence managing challenging conversations professionally, firmly and fairly.
• The ability to balance regular field inspections with administrative and reporting requirements.
• A current White Card.

Experience working across social housing, government property portfolios or occupied residential environments will be highly regarded.
