We’re looking for an experienced Operations Manager to lead this WA Accommodation operation and play a key role in growing its Perth portfolio. Salary $110-$120k + super.

This is a highly autonomous, hands-on senior role where you’ll have the opportunity to make your mark on the WA operation.
The Opportunity:
Reporting to the Managing Director, you’ll take ownership of the Perth operation, overseeing the local team, apartment portfolio and supplier network while working closely with Sales, Reservations, Finance and the broader national operations team.
You’ll be responsible for ensuring the portfolio performs commercially while maintaining exceptional accommodation standards and a seamless experience for guests and corporate clients.
Importantly, this isn’t a role where you’ll be sitting behind a desk all day. You’ll be out in the market, inspecting apartments, meeting landlords and agents, managing suppliers, supporting apartment setups and resolving issues when required.

The Role:
- Lead the Perth operation, local team, contractors and supplier network.
- Drive portfolio performance, occupancy, rates, revenue and client retention.
- Develop and implement the strategic growth plan for WA.
- Identify, source and assess new apartment opportunities.
- Manage apartment leasing, renewals, rent reviews and lease expiries.
- Build strong relationships with landlords, agents, building and strata managers.
- Oversee cleaning, maintenance, laundry, utilities and other suppliers.
- Ensure apartments consistently meet Convido’s presentation and brand standards.
- Act as the senior local escalation point for guest, client, property and supplier matters.
- Oversee apartment inventory, keys, access, security and operational systems.
- Work closely with Sales and senior leadership to identify new business and growth opportunities.
- Manage local expenditure and supplier commitments within agreed budgets.
- Identify ways to improve processes, efficiency and commercial performance.
- Provide regular reporting on portfolio performance, risks, lease events and opportunities.
We’re looking for a confident and commercially minded hospitality, accommodation or property professional who enjoys taking ownership and getting things done.
You’ll ideally bring:
- 5+ years’ experience in corporate accommodation, serviced apartments, hotel operations, residential property or a related industry.
- Experience leading teams, contractors and external suppliers.
- Strong commercial and operational judgement.
- Experience with apartment leasing, property sourcing, portfolio management or landlord/agent relationships will be highly regarded.
- Excellent relationship-building, negotiation and problem-solving skills.
- A strong customer and guest-service mindset.
- Exceptional organisation and attention to detail.
- The confidence to work autonomously while remaining connected to a national team.
- Strong written and verbal communication skills.
- Experience with RMS Cloud, HubSpot and Microsoft 365 would be advantageous.
