Design Manager

Design & Build are partnering with an international property developer seeking an experienced Design Manager to join their growing team on the Gold Coast. This business specialises in premium high rise residential, mixed-use and hospitality projects with a focus on creating architecturally distinctive developments that enhance communities and lifestyle.

We're looking for an experienced, commercially minded Design Manager who thrives on solving complex challenges, influencing outcomes, and driving exceptional design on and off site. This is a true client-side role where you'll take ownership of the design process across a large-scale high-rise development, working through to construction and project completion.

The role: 
  • You will act as the key link between internal and external consultants, and construction teams. 
  • Providing oversight for all phases, ensuring alignment with the developer's vision and commercial objectives. 
  • Assessing tender submissions, guarantee compliance with design intent, cost parameters, and construction feasibility.
  • Coordinate with construction management to confirm packages are clear, complete, and aligned with project objectives.
  • Actively reviewing and refining designs to address market demands, compliance and buildability issues whilst still adhering to the aesthetics and functionality.
  • Working on site in the Gold Coast office is required.
Experience Required:
  • 10+ years of experience as an architect or design manager, with significant experience working on developer or client-side. Registered architects highly regarded.
  • Demonstrated expertise of assessing tender packages & managing the design process during construction phases and resolving on-site issues.
  • Proven experience delivering construction drafts and documentation with proficient knowledge of ArchiCAD, Revit or SketchUp. 
  • Strong understanding of ADG, NCC/BCA, and local codes. 
  • Proactive, solutions-focused mindset with the confidence to challenge, influence, and drive outcomes.
