Quantity Surveyor

Position Overview
We are seeking a skilled Quantity Surveyor to join our client’s commercial team in Auckland. In this role, you will be responsible for managing all commercial and contractual aspects of construction projects from tender through to final account, ensuring projects are delivered within budget while maintaining the highest standards of quality and safety.
You will work closely with project managers, site teams, subcontractors, and clients to provide accurate cost reporting, manage variations, and support the successful delivery of our client’s diverse project portfolio, which spans commercial, aged care, healthcare, and community-focused builds.

Key Responsibilities
· Cost Management & Reporting

• Prepare and maintain accurate project budgets, cost plans, and cash flow forecasts
• Monitor project expenditures and provide regular financial reporting to Project Managers and Senior Management
• Track project costs against budget and forecast out-turn costs, identifying variances and implementing corrective actions
• Prepare monthly cost reports including cost-to-date positions and forecast final costs

· Contract Administration

• Administer construction contracts in accordance with contractual requirements
• Manage and assess subcontractor payments, claims, and variations
• Prepare and assess progress claims and final accounts
• Ensure all contractual obligations and deadlines are met

· Procurement

• Prepare tender documentation and manage the tender process for subcontract packages
• Evaluate tender submissions and make recommendations for contractor selection
• Negotiate pricing and contractual terms with subcontractors and suppliers
• Procure subcontractors, suppliers, and materials in line with project requirements and company policies

· Commercial Support & Collaboration

• Provide commercial advice and support to Project Managers and site teams
• Identify and mitigate financial risks associated with construction projects
• Work collaboratively with the wider team to achieve ‘best for project’ outcomes
• Build and maintain strong relationships with clients, subcontractors, and key stakeholders

· Variations & Claims

• Identify, price, and manage variations in a timely manner
• Prepare and submit claims for additional work and extensions of time
• Negotiate and resolve contractual disputes in line with our commitment to fairness and negotiated solutions

Skills & Experience Required
· Essential

• Minimum 4–5 years’ experience as a Quantity Surveyor within the New Zealand commercial construction industry (main contractor experience preferred)
• A tertiary qualification in Quantity Surveying or a related construction discipline
• Strong understanding of construction contracts and New Zealand construction practices
• Proven ability to manage project budgets, cost reporting, and contract administration
• Proficiency in Microsoft Office suite (particularly Excel) and experience with cost management software (e.g., CostX)
• Excellent written and verbal communication skills, with the ability to communicate effectively across all levels

· Desirable

• Membership or working toward membership with NZIQS, RICS, or equivalent professional body
• Experience with estimating and tendering processes
• Exposure to diverse project types (commercial, healthcare, aged care, education)

What’s The Offer

• The position is paying a salary in the region of NZ$140,000-NZ$160,000 plus benefits.
