Contract Manager – FM Service Provider – West London – £80,000 per annum
Are you an experienced Hard Services Contract Manager looking to take ownership of a high-profile commercial portfolio in West London?
CBW is recruiting for an experienced Contract Manager to join a leading FM service provider, taking responsibility for the hard FM delivery across a small portfolio of prestigious commercial buildings in West London, all located within easy walking distance of one another. The successful candidate will lead a dedicated on-site team consisting of engineers, supervisors and administrative support, taking overall responsibility for engineering performance, compliance, client relationships, financial management and the day-to-day delivery of the contract. With multiple buildings, a busy commercial environment and a highly professional client base, this role would suit an established Contract Manager who enjoys being visible on site, technically involved and commercially accountable, while developing a strong relationship with the client.

Key Duties & Responsibilities
- Report directly to the Operations Manager and take overall responsibility for the day-to-day delivery of the contract.
- Lead and manage the on-site engineering, supervisory and administrative teams across the portfolio.
- Oversee all planned preventative and reactive maintenance, ensuring high standards of service delivery across each building.
- Manage contract KPIs and SLAs, ensuring performance targets are consistently achieved.
- Act as a key point of contact for the client, developing strong relationships and maintaining a visible presence across the portfolio.
- Take ownership of health, safety, environmental and statutory compliance across the contract.
- Plan and coordinate building shutdowns, major maintenance activities and complex client projects.
- Manage specialist subcontractors and ensure works are completed safely and to the required standard.
- Oversee and maintain the permit-to-work system.
- Provide technical guidance and support to supervisors, engineers and the client.
- Lead recruitment, onboarding, development and performance management of the site team.
- Conduct annual appraisals and support the continued development of team members.
- Manage contract reporting and provide clear updates on operational and technical performance.
- Maintain responsibility for budgets, P&L and overall financial performance.
- Identify opportunities for additional works and contract growth while continuing to improve the client experience.
- Attend and lead client meetings, providing operational, technical and commercial updates.
- Ensure company quality procedures and standards are maintained throughout the contract.
- Recognised Electrical or Mechanical engineering qualification – City & Guilds, HNC, HND or equivalent/higher.
- Previous experience managing Hard FM services within a large commercial building or multi-building estate.
- Proven experience managing engineering teams, supervisors and specialist subcontractors.
- Strong technical knowledge of commercial building services and maintenance.
- Previous responsibility for KPIs, SLAs, compliance, budgets and P&L.
- Strong client-facing skills with the confidence to build relationships with senior stakeholders.
- Excellent leadership, communication and organisational skills.
- Ability to manage and prioritise a varied and demanding workload.
