Senior Development Manager

High-Density Residential & Precinct-Scale Development 

Our client is a well-established and highly regarded property development organisation with a strong track record in large-scale, master-planned communities. They are currently delivering a landmark, destination-led precinct, spanning high-density residential apartments, sport, wellness and mixed-use product. As the project enters its next major phase, they are seeking an experienced Senior Development Manager to take end-to-end ownership of a significant stage of this multi-stage development.

This is a rare opportunity to play a senior leadership role on one of the most ambitious residential precincts in the region, working closely with an experienced Development Director and leadership team.

The Opportunity

Reporting to the Development Director, you will lead the strategic, commercial, financial, product, design, approvals and delivery outcomes for a defined stage of a major residential and mixed-use master-planned precinct. You will manage the project across its full lifecycle, from visioning and feasibility through design, planning, construction, sales and settlement, while contributing to broader project leadership and team development.

Key Responsibilities

• Develop and execute project strategy to drive long-term profitability and alignment with enterprise goals, including feasibility work and identification of new opportunities.
• Lead commercial and financial management across the development lifecycle, including financial modelling, feasibilities, business cases and funding strategy.
• Oversee appointment and coordination of the design consultant team, balancing value creation, cost management and buildability.
• Manage planning approvals, statutory consents and legal documentation, including liaison with councils and authorities.
• Build and maintain strong relationships with internal stakeholders, joint venture partners, government agencies, consultants and contractors.
• Identify, manage and report on project risk across commercial, legal, financial and safety dimensions.
• Contribute to building a high-performing development team, including mentoring and performance management of team members.
• Support the sales, leasing and marketing strategy in collaboration with internal teams and external agents.

About You

• Minimum 10 years' commercial and development experience in property development, with proven success at a senior level on large-scale, mixed-use developments spanning residential, land, commercial, hotel and/or retail assets.
• Tertiary qualifications in property, commerce, construction, law or a related discipline; postgraduate studies (MBA, finance or similar) are highly regarded.
• Strong financial acumen, including expertise in financial modelling, investment analysis, valuations, budgets and forecasting.
• Demonstrated experience negotiating and securing planning approvals, and managing contractor tendering and construction contract procurement.
• Excellent negotiation, stakeholder management and communication skills, with the ability to influence both internal and external parties to drive outcomes.
• A collaborative and respected leader, comfortable operating autonomously and navigating ambiguity in a fast-paced, evolving environment.
• Proficiency in the Microsoft Office suite and relevant property or financial modelling software.
• Current driver's licence and ability to travel interstate as required.
