Commercial Manager - HVAC

An established and growing D&C HVAC contractor is looking to appoint an experienced Commercial Manager to take ownership of the commercial performance of a portfolio of major mechanical projects across Melbourne.

Working predominantly across the Tier 1 construction market, this is a key role within the business, sitting closely with the Project Delivery and Senior Leadership teams to protect margins, manage contractual risk and maximise commercial outcomes.
This is not a purely administrative commercial role. We're looking for someone who understands mechanical contracting, D&C delivery and the commercial realities of working with major builders.

The Role
You'll be responsible for the commercial management of major HVAC projects from contract award through to final account, working closely with Project Managers, Estimators, Design Managers and Site Teams.

Your responsibilities will include but not be limited to:

• Managing the commercial performance of multiple D&C HVAC projects
• Reviewing and managing head contracts, subcontracts and purchase orders
• Identifying commercial risks and opportunities from project commencement
• Managing variations, EOTs, claims and contractual notices
• Driving variation identification, submission and recovery
• Monitoring project costs, commitments and cost-to-complete
• Preparing accurate monthly forecasts and commercial reporting
• Managing WIP, cash flow, progress claims and final accounts
• Reviewing project scope, design development and contractual obligations
• Managing commercial relationships with Tier 1 builders
• Supporting Project Managers with commercial strategy and decision making
• Managing subcontractor and supplier commercial performance
• Working with the estimating team on handover and post-award commercial strategy
• Identifying opportunities to improve project margin
• Supporting dispute resolution and commercial negotiations where required

I’m looking for a commercially astute professional who understands the HVAC/mechanical contracting environment and can operate confidently at a senior level.

You'll ideally have:

• Strong commercial/contract administration experience within HVAC, mechanical or building services contracting
• Experience working for a D&C subcontractor
• A strong understanding of construction contracts and subcontractor commercial management
• Proven experience managing variations, EOTs, claims and final accounts
• Strong forecasting and project financial management skills
• Experience dealing directly with Tier 1 builders
• The ability to understand mechanical scope, design development and project delivery risks
• Strong negotiation and stakeholder management skills
• Excellent attention to detail without losing sight of the bigger commercial picture
• The confidence to challenge project teams and builders when required

A degree in Quantity Surveying, Construction Management, Commerce or a related discipline would be advantageous, although strong industry experience will be highly regarded.
